HERS Ratings + Code Compliance
Certified HERS Ratings
HERS stands for Home Energy Rating System. A Home Energy Rating involves onsite inspections and an analysis of a home's construction plans. The HERS rating results in a Certificate and with an index (like a score) that shows how your home performs. HERS Ratings are required by the Stretch Code in Massachusetts and are a practical compliance path for 2021 IECC Base code compliance. Currently new dwelling units in MA must achieve a score of 52 or lower. That is going to <45 HERS in July 2024 !
In addition to code compliance, HERS Ratings are used for some rebate and above code certification programs. For example the Mass Save All Electric rebate program requires <45 HERS (Tier1, $15k) and. <35 HERS (Tier2, $25k) .
HERS rating process:
Pre-Construction: Design review, Preliminary HERS rating from plans for permitting, review of results, technical support.
During Construction site visit - Insulation and duct inspection, air-barrier checklists (as required), continued technical support.
Post Construction site visit - Visual inspection and diagnostic testing, HERS certificate is generated, administrative requirements completed for incentive programs.
